The development is located on the southwestern edge of South Jordan City, near the intersection of 11800 South and Bacchus Highway. The property was annexed into South Jordan City in 2023 and is adjacent to the Daybreak and Olympia communities, as well as other existing and planned residential development.

CuTerra is planning a master-planned community designed to respond to regional growth while respecting the surrounding environment. Key components of the plan include:

• Housing diversity: A range of home types intended to meet the needs of residents across different stages of life.
• Water-wise design: Landscapes that prioritize natural vegetation, reduce turf, manage stormwater naturally, and lower overall water consumption.
• Environmental integration: Open spaces that reflect the foothills environment, incorporate native plants and natural drainage corridors, and preserve views of the Wasatch Mountains.
• Recreation and connectivity: A network of trails that connect north–south and east–west, both within the community and to regional trail systems.

The project is guided by a commitment to thoughtful planning that balances housing needs, affordability, and livability. The community is being designed with future buyers in mind, including millennials, Gen Z, and Gen Alpha. A mix of integrated housing types will be developed under cohesive design standards to support a variety of lifestyles and preferences.

Yes. Trails and open space are a high priority for the development. Plans include parks owned and operated by South Jordan City, along with trail connections that link residents and visitors to neighborhood amenities, regional urban centers, and nearby recreation destinations such as Butterfield Canyon.

Water service in this area is provided by South Jordan City, which receives water through the Jordan Valley Water Conservancy District (JVWCD). CuTerra looks forward to working collaboratively with both entities—recognized leaders in water conservation—to implement best practices such as water-wise, resilient, and drought-tolerant landscaping.

CuTerra is in the early stages of planning and is actively coordinating with South Jordan City and the Utah Department of Transportation to minimize transportation impacts. The development is being designed with a well-connected network of roads, sidewalks, and trails, and opportunities for future transit service are being considered to enhance regional connectivity.

The development is being carefully planned to create a welcoming, livable master-planned community that complements the surrounding area. The goal is to enhance the broader neighborhood through new homes, community gathering spaces, local commercial amenities, and improved connectivity, while maintaining compatibility with adjacent communities.

Following annexation approval by South Jordan City in 2023, the next steps include rezoning, continued coordination on transportation planning, and ongoing design refinement in collaboration with the city and other stakeholders.

Development is anticipated to occur in phases over multiple decades, based on market conditions and Rio Tinto Kennecott’s operational needs. Portions of the property will remain undeveloped until mining activities in the area conclude.
