Development in South Jordan City

CuTerra is planning a residential master planned community that anticipates regional growth and addresses related challenges. This development will help:

The project is guided by a commitment to thoughtful planning that addresses housing needs and affordability across all generations. Particular attention is being given to future buyers who will enter the market over the next 40 years, including millennials, Gen Z, and Gen Alpha. The development will feature integrated housing options designed with cohesive standards, offering a diverse mix of home types to meet a wide range of preferences and lifestyles.

A high priority in this development will be trails and open space. There will be parks owned and operated by South Jordan City and trails connecting residents and visitors to neighborhood amenities, regional urban hubs, and recreation destinations like Butterfield Canyon.

Water in this area is provided by South Jordan City, which receives water from Jordan Valley Water Conservancy District (JVWCD). CuTerra looks forward to working with JVWCD and South Jordan City, a leader in water conservation practices, to protect this precious resource and implement best practices like water-wise and resilient landscapes that are beautiful and drought-tolerant.

CuTerra is in the early phases of planning for development, and the goal is to minimize traffic impacts by actively coordinating with South Jordan City and the Utah Department of Transportation. Our plans encompass well-networked and safe roads, sidewalks, and trails. We also hope transit will service the area, connecting people throughout the Salt Lake Valley.

This future development is being carefully planned to create a welcoming, livable neighborhood that fits well with the surrounding community. South Jordan City approved annexation of this land parcel in 2023. The next steps are rezoning and ongoing transportation coordination.

Development will take place in phases over decades, depending on Rio Tinto Kennecott’s mining needs and market demand. A portion of the property will remain undeveloped until mining operations cease.
